At Curchods, we have spoken to many homeowners across Surrey and South West London who are considering downsizing, but do not know where to begin. Downsizing can release equity, reduce monthly outgoings and relieve you of the stress of managing a property that is perhaps bigger than you might need. Yet the idea of downsizing can seem daunting.

What is Downsizing?
Downsizing comes in many forms and for a variety of reasons. Previously, people have been reluctant to move due to the simple desire of remaining in the family home, where it is packed with precious memories and belongings. However, a surge in the cost of living, rising interest rates and inflation in recent years have seen more and more start to ‘feel the pinch’. But for some, the traditional reasons for downsizing still remain, such as the property or grounds are larger than they need.
As empty nesters look to downsize, they will not only benefit from release of cash funds to fund a more comfortable lifestyle, but also poses the chance to make substantial savings on energy bills. Smaller, more efficient homes can reduce utility costs, lower property taxes, and minimize the time and effort required for upkeep. Recent Rightmove analysis showed that downsizing from a five-bedroom EPC E rated house, to e three-bedroom new build EPC C rated house could save homeowners on average £3,806 a year in energy bills.
Rightmove also reported that transitioning from a 5-bed home (Avg. £1,089,597) to a 3-bed home (Avg. £438,890) in the South East could give downsizers a cash return of over £650,000.
On the surface, downsizing sounds like a positive step forward financially. However, it is possibly the most important and complicated move to make of all. As a sensitive topic for most involved in a downsize, it is vital that careful planning is undertaken well in advance of a move taking place, as getting it wrong could be a financial disaster.
