East Horsley Branch Manager, Kate Dancey has spent the majority of her working life has been in estate agency and joined the Guildford branch of Curchods in 2010, where she spent 6 years. Kate came across to manage East Horsley in early Spring 2016, her philosophy is to always treat people as she would wish to be treated herself.
Kate works hard to gain her client’s trust and to maintain a high level of professionalism whilst injecting some humour and personal understanding along the way. Kate is also a mother of two teenagers, attending local schools, and keeps fit (and sane) by running, spinning and swimming!

We looked at houses all over Surrey before settling on East Horsley and interacted with dozens of different estate agents. Curchods were by far the best and Dan was really excellent. He was professional, knowledgeable, friendly (he even recommended a crazy golf course that we took our kids to and loved). Always helpful but never pushy. We would definitely recommend and will use Curchods ourselves should we move in the future.
Curchods' staff and especially Lucy were a pleasure to work with. They were professional, encouraging and positive during our search for a new home. We hadn't moved for 40 years and Lucy's support, humour and positiveness made our move so much easier. The staff were always cheerful and upbeat whilst going the extra mile answering questions and helping to solve problems.
We would recommend the East Horsley branch and Lucy without hesitation.
After some very stressful ups and downs we have just sold our property in Effingham Junction and moved to our new home in Effingham village. Curchods were a tower of strength throughout the long process, providing professional advice and much needed support at every stage. I would thoroughly recommend them to anyone seeking a local agent. I will miss popping into their office for my regular chats!
A first rate service from the entire team, delivered with balance and humour throughout.
Lucy Zohdy brought common sense to the process as well as an open and effective channel of communication between all the parties, which proved most effective in the days closing to exchange.
Dan was fabulous during negotiations for our sale and the purchase of our new property. He helped push along stages that were slowing down for whatever reason and was continually professional and personable. Thank you Dan and the rest of the team for all your help.
Great service , lovely people .. .. .. & they sold our house !!
What more can I say
The team at Curchods East Horsley handled the sale of my property professionally from start to finish. Great communications and contact throughout the process.
Considering I was not the client the people I bought from were, Dan was extremely helpful and genuine and kept me updated every step of the way. He gave me lots of advice and made a stressful time a lot easier.
After a lengthy search for a home in Horsley, the only properties we made offers on, were marketed by Curchods. Lucy worked proactively to find us properties to view and handled the negotiations on more than 2 properties positively. No other agent came close to selling us a home, we are very happy with the service we received from Lucy at Churchods.
Making the decision to buy the 'forever house' is a big one and Lucy together with the team at Curchods helped us during every step. She put us and our children at ease, instinctively recognising what we wanted and helping us find our new home. The support didn't stop there as all through the exchange Curchods ensured we didn't have any problems, so much so that it has felt like a stess-free move. Lucy has even shared details of local activities for children and helped us find out more about the local area.
Lucy at Curchods, East Horsley went above and beyond what you would expect from an estate agent. Showing us the house on her day off. Informing us of all the many activities to be had in East Horsley, we felt welcomed to the village before we had even moved. The whole team at Curchods are very friendly, approachable and full of ideas. Steph showed us the house initially and her enthusiasm for all of what could be done to make it our own was fantastic. Thank you.
Both Dan and Kate were knowledgable, sensible and understood what was needed in respect of the sale of a property which other agents hadn't managed to sell in many, many months.
The team at Curchods kept us fully informed at all times about how our sale was progressing. Kate, Lucy, Steph and Robert all went out of their way to make, what can be such a stressful experience, as painless as possible and were happy to go that extra mile for us. We would have absolutely no hesitation in recommending them.
Great team and genuinely pro-active. Kate and her team ran an efficient process from beginning to end, with no time-wasting viewings. When there were a few tricky moments towards the end of the process, we really saw the benefit of Kate’s experience
I want to thank everyone at Curchods East Horsley for being so helpful over our purchase of Magnolia’s in 2016. Lucy Zohdy has taken pains to answer all our questions, both before and after completion and has supplied us with useful introductions to local servicemen. We have no hesitation in recommending Curchods in all respects.

We are now fast approaching the second phase of the Government’s crackdown on private Buy-to-Let landlords, with the restriction on the lucrative tax relief claimed on rental properties. The first, being the rise in Stamp Duty for 2nd home and investment purchases which came into effect following last spring’s budget. This had the desired effect of slowing down the stampede and probably stopping many cautious or first time investment purchasers, but many seasoned and canny buyers realised that the long term forecast for the housing market, especially in the south east, is likely to continue its upward trend and whilst the additional costs are a burden, the capital growth is the prize.... read more
