Discovering The Delights Of… Rudgwick Village

With its oak-beamed Grade I and II listed cottages and brightly coloured weatherboard houses, Rudgwick is a quintessential English village located at the very top of West Sussex close to the border with Surrey and surrounded by stunning open countryside and rolling hills.

The majority of Rudgwick village is made up of period properties, but over the years the village has increased in popularity with professionals and young families alike due to it’s good links to nearby towns and also the abundance of stunning open green spaces and countryside that surrounds it.

 

The village is ideally situated just 6 miles from Horsham which is a bustling market town on the upper reaches of the River Arun on the fringe of the Weald in West Sussex.

 

Horsham is also located just 31 miles south south-west of London, 18.5 miles north west of Brighton and 26 miles north east of the county town of Chichester, making it the perfect place to access the larger neighbouring towns for both work and leisure.

As the village has increased in popularity, new houses and developments have sprung up, however, thanks to the Rudgwick preservation society which is still very much active today, any new additions have been carefully and tastefully incorporated to ensure they mix well with the more historical and traditional style houses to create an interesting and picturesque village.

 

 

Rudgwick itself is small in terms of shops, but it has all the essentials you need – a grocery shop, post office, doctors surgery, pharmacy and a number of pubs, two schools, Pennthorpe School and Rudgwick Primary School, as well as an abundance of open green spaces and the most beautiful countryside.

As the latest Rightmove research shows, almost one third of buyers (30%) say the lockdown has made them reassess their search criteria and they now want to live in a more peaceful, rural area with access to green open spaces – with Rudgwick village you get all of this and much more!

 

 

Rudgwick also has a very quirky book swap in the form of an old telephone box! Where people can donate books for local children to borrow and read. This unusual but lovely idea sums up the community feel that comes with living in a village like Rudgwick.

 

 

Did you know… Rudgwick is home to the Rikkyo School in England, thought to be the oldest Japanese boarding school in Europe!

 

The village also used to have its own railway station with a line running from Horsham to Cranleigh, but it was closed in 1965 and since then the railway line has been turned into a footpath and bridleway known as the Downs Link.

 

The Downs Link

A 36.7 miles (59.1 km) footpath and bridleway that links the North Downs Way at St. Martha’s Hill in Surrey with the South Downs Way near Steyning in West Sussex and on via the Coastal Link to Shoreham-by-Sea.

 

 

Rudgwick may not be that well known to many, but it has its place in history – the species Polacanthus Rudgwickensis is named after a specimen discovered in the Rudgwick Brickworks, now redeveloped into housing, with the fossil fragments in the care of Horsham District Museum.

This rather random claim to fame in palaeontology therefore means Rudgwick has a small place in the history of life itself!

Properties in Rudgwick had an overall average price of £624,597 over the last year.

The majority of sales in Rudgwick during the last year were detached properties, selling for an average price of £779,062. Semi-detached properties sold for an average of £339,125, with terraced properties fetching £330,000.

Overall, sold prices in Rudgwick over the last year were 16% up on the previous year and 2% up on the 2017 peak of £612,271.

High Weald Area Of Outstanding Beauty

Covering an area of 1,450 square kilometres (560 square miles) the High Weald is the fourth largest Area of Outstanding Beauty (AONB) in England and Wales and is made up of a mosaic of small farms and woodlands, historic parks, sunken lanes and ridge-top villages. It covers sections of the counties of East Sussex, Kent, West Sussex and Surrey and includes Bewl WaterBedgebury Forest, Bedgebury National Pinetum and Ashdown Forest.

There are several long distance footpaths including the High Weald Landscape Trail, the Wealdway, the 1066 Country Walk, the Saxon Shore Way, the Vanguard Way and finally the Sussex Border Path – the total length of footpaths is 2,063 kilometres.

 

Did you know… At the time of the Domesday Book in 1086, the High Weald was the most wooded natural area in England.

 

Firebird Brewing Company

This award winning brewing company is set in the famous Rudgwick Brickworks and brews all types of beer styles from classic Best Bitters to Pilsner Lager and Hefe weizen. They also specialise in well-hopped beers such as their Parody Session IPA and Paleface APA. As well as a working brewery, they also have a shop and a bar which you can hire for private functions such as birthdays.

The added bonus… not only can you buy Firebird Brewing Company creations on-site at their shop, but they also offer a local home delivery service!

The Hannah Peschar Sculpture Garden

Nestled in a woodland just outside the village of Ockley, a short drive from Rudgwick, The Hannah Peschar Sculpture Garden exhibits an ever-changing collection of contemporary sculpture in grounds that and surround a stunning 15th century, Grade 2 listed cottage.

Having been lovingly restored and reinvented over the last 40 years by owner and renowned landscape designer Anthony Paul, the sculpture garden is heralded as one of the first of its kind in the UK and continues to exhibit contemporary sculpture in a truly stunning environment that is a must-visit if you are in the area.

Furnace Lakes

For fishing lovers, the Furnace Lakes is a privately owned complex of six beautiful fishing lakes of carp and catfish and features islands, lodges to stay overnight, an onsite tackle and bait shop, a cafe and much more.

Considered to be the south’s premier big carp and catfish lakes it is open for day and/or night fishing.
