Full Description

The origins of the property date from about 1496 during the reign of Henry VII and played a significant part in both employment and food production for the village over the centuries. Due to the historical significance of the farm, the property holds three separate Grade II listings, this is made up of the main farmhouse the second being what was the adjoining cow barn which is now the impressive kitchen/breakfast room and thirdly the party barn.
The current custodians have lovingly restored
the farmhouse and estate buildings creating a unique opportunity to acquire a substantial holding in the village of Tilford.
The main farmhouse is beautifully elegant with its traditional exposed timber and brick façade and diamond leadlight windows. Internally the home is very well proportioned with extensive accommodation, ideally set up for practical family living.
The kitchen/breakfast room is appointed to a high standard with a magnificent vaulted ceiling, underfloor heating and log burner.
Oak beams feature throughout the home adding to the warmth and character. Each of the three primary reception rooms have imposing fireplaces, both the reception hall and sitting room fires have been converted to log burners.
On the upper floors there are five bedrooms and four bathrooms that are accessed via two separate staircases.
The Grade II listed party barn dates back to the mid-16th century. Sitting on galleted Bargate stone plinths the barn has been completely renovated with a new concrete floating floor overlaid with limestone slabs and insulated walls overlaid with oak cladding. Complete with exposed timbers the barn has a complete kitchen, a mezzanine that is removable should anyone wish and a large log burner.
Renovated in 2018, the Oak cladded multi-purpose games room currently houses a mini-gym, changing room and WC, games room and model railway station house. There is planning consent to convert this building into commercial offices.

The Long Barn underwent extensive renovation in 2009 and now boasts a concrete floating floor, oak cladded walls set on top of a foundation of ironstone concrete and is divided into different sections. There is a secure, heated car store with capacity for multiple cars.
The equestrian section of the barn includes, 4 loose stables with stall matting, designated tack room and hay barn. Further to this there is the tractor garage, plant room and equipment and log store as well as pool changing facilities including
a hot/cold shower and WC.

The mature formal gardens are well maintained and within the grounds is a model railway and a swimming pool that was installed in the last 10 years. There is an extensive fruit and vegetable garden as well as a professional greenhouse.
Within the courtyard of the farmhouse there is a garage and store with parking for three cars and ATV’s.
Upper Street Farm sits in over 16 acres of very well-maintained paddocks and pasture with much of the fencing being equestrian post and rail. The River Wey runs across the boundary of the property with over 400 metres of river bank, perfect for the keen fisherman. Within the grounds are three World War II pillboxes that were built as a last line of defence for London should the need have arisen.
