Witwood provides a super layout of ground and first floor accommodation, double storey extended and with a double width garage to the side for very comfortable family living, all coupled with the most fabulous size of garden leading into private woodland.

Downstairs there are three principal reception areas including a bright double-aspect sitting room with open fireplace, a study/family room and an extended dining room with vaulted ceiling. This area really is the focal point of the ground floor accommodation as this room is also open-plan with the kitchen/breakfast room, so providing excellent family and entertaining spaces. They face the rear of the house thus leading straight onto the gardens. The kitchen is comprehensively fitted with a full range of cream units, wood block worktops and appliances to include four burner gas hob with extractor hood over, eye level double oven, fridge/freezer and space for dishwasher. There is also a water softener. Also on the ground floor is a downstairs cloakroom.

Upstairs there are currently three bedrooms and family bathroom, however the extremely spacious master bedroom could be converted into a fourth room if required. The master bedroom certainly is a super sized room, enjoying a range of fitted and built-in wardrobes and has its own fully tiled en-suite shower cubicle with window taking in the garden views. Bedroom two was originally the master bedroom, so again an excellent size with a range of built-in wardrobes. The third bedroom can also comfortably afford a double bed. The family bathroom is fitted with both bath and separate shower cubicle.

The property is approached off Ottershaw Park via a large gravelled driveway with parking for numerous vehicles, giving access to the detached double width garage. The front garden is lawned and open plan with the neighbouring house. A side gate leads to the rear garden with a door in to the back of the garages providing access to a utility room with plumbing for washing machine. The garden and woodland is extensive with the overall plot extending to in the region of 0.7 of an acre. There is a large paved patio adjacent to the house with steps leading up to the lawn, a lovely area particularly for children and dogs. Witwood is set in the heart of the private estate of Ottershaw Park, surrounded by green belt, woodland, gardens and mainly detached houses residences. The history of Ottershaw Park begins in April 1761 when Thomas Sewell a barrister of Lincoln Inn Fields bought Ottershaw Farm from The Reverend Thomas Woodford, cleared it away and built the first Ottershaw Park mansion. Over the years it has been used in several guises, notably a hospital during WW1 and a college after WW2. In early 1945 Ottershaw school was founded and classes were held in the Mansion block and in The Bothy. Several houses in the grounds were occupied by members of staff.

Ottershaw Village is a short distance away and offers a range of everyday shops and local pub. The location lies between Heathrow and Gatwick airports as well as the A3, M25, M3 and M4. Nearby sporting facilities including golf at Foxhills Country Club, Queenwood and Wentworth. Other busy centres locally include Woking 3 miles and Weybridge 5 miles both, of which offer a mainline station into London Waterloo. Several local private and state schools are close by.
