Description

Common Close is a tree lined peaceful cul de Sac on the edge of Horsell Common, in close proximity to the local vibrant village shops, public houses yet within very easy reach of Woking town centre with its abundance of retail units, recreational facilities and probably the best commuting station in the South East.

The house and location has been hugely enjoyed by the current owners for many years and it portrays an appealing sense of warmth and character. Downstairs all rooms lead off of a welcoming reception hall with the main double aspect living room running from front to back. The sitting area has a lovely sense of light thanks in part to the bay window which over looks the front garden. There is a brick built fireplace with working chimney with an adjacent gas point and is currently populated with an electric coal effect basket. The dining area is located at the rear with a glazed sliding door giving views & access to the garden and patio area.

At the end of the hall there is a small inner hall leading to both a cloakroom with modern suite and the kitchen and utility room. The kitchen is well proportioned and fitted with both high and low level units, a breakfast bar and a Neff stainless steel double oven, 4 burner hob with extractor hood and there is an under counter Liebherr fridge plus space & plumbing for a dishwasher. A door leads through to the back garden via an open seating area with covered roof. An arch leads from the kitchen to a very useful utility room housing the Worcester Bosch wall mounted boiler, high and low level units and space and plumbing for washing machine and an alcove for an upright fridge freezer.

Upstairs there is a family bathroom with a modern contemporary suite and high & low level storage. The landing leads into the main bedroom which has built in wardrobes to one complete wall and a fitted wash basin, this room offers a lovely aspect of the rear garden beyond which is Horsell Common. The second bedroom is similar in size and layout and is also complete with a range of fitted wardrobes. The third bedroom is at the front of the house overlooking the garden and is a very reasonable size single.

Garden and Exterior

The driveway is block paved and allows for the parking of two small cars and leads to an attached garage with and electric door. The back garden is without doubt part of the appeal of the house, not only as it is beautifully peaceful but also as it backs onto Horsell Common which adds greatly to the green and pleasant feel of the setting. There is a sun terrace that makes a great spot for eating outside in the summer while the remainder of the garden is lawned and very well enclosed.

Location

Common Close is a quiet and highly regarded cul de sac in Horsell that sits in a wonderful position within easy reach of Horsell village, its excellent state and private schools and Woking town centre. The village very much caters for everyday needs and has an excellent array of local shops, cafes and a number of pubs. When you are in need of something more comprehensive however, Woking town centre today has a modern and contemporary feel to it thanks to enormous recent investment that has seen interesting bars, cafes and restaurants open up all along Commercial Way. In the Peacocks shopping centre you will find the New Victoria theatre and the multi screen cinema and surrounding the town as a whole there are numerous excellent schools in both the private and the state sector and a number of very highly regarded golf courses. Woking's mainline station is widely regarded as offering the best commute into Waterloo ( 25 minutes ) in the south east and from where there is also a very efficient coach service that runs to Heathrow airport. Overall it is hard to imagine a location that provides such an exceptional balance between tranquillity and convenience.
